Why a leaning chimney is more than a cosmetic worry

It is tempting to look at a slightly leaning chimney or a hairline crack at the flashing and file it under things to deal with someday, but soil-driven chimney movement is worth taking seriously for a few reasons. The first is water. A gap between the chimney and the house, or cracks opened up in the masonry, give rain a direct path into the structure, where it rots framing, soaks the smoke chamber, and reaches the liner, setting off a cascade of more expensive problems. The second is the flue itself. Separated tiles inside the chimney are a genuine safety issue, because they let the heat and gases of a fire escape into the wall, and the soil movement that tilts a stack is often the same movement that has pulled those tiles apart.

The third reason is that soil movement does not reverse on its own and usually does not stop. Keeping water moving away from the base of the chimney rather than pooling against it helps reduce the extreme wet-dry cycling that does the damage, and it is one of the few parts of the problem a homeowner has real influence over. Roof runoff directed away from the chimney's base, grade that slopes away rather than toward it, and a consistent rather than feast-or-famine watering of the soil around the foundation all help even out the swings the clay goes through. None of it stops soil movement entirely, but it can take the sharpest edges off the cycle that does the worst of the structural harm.
